Residential Lettings

At Apex Lettings Ltd we pride ourselves on being a personable, local agent who offer a simple yet professional service to both client landlords/ladies and client tenants. Our belief is that there is no substitute for local knowledge.

As a company we are keen to expand, but not at a cost to the service we offer to our clients. We adhere to certain minimum criteria when accepting properties to manage and expect landlords/ladies to fulfil their obligations as property owners.

Not everyone who considers letting out their property ‘takes the plunge’ and sometimes a brief chat with the experts can help you decide on whether it is for you !

If you are a prospective landlord/lady and would like to find out more about letting your property out please contact us for an informal discussion. If you are an existing landlord/lady and want to know how we can continue to help you with your investment why not see if we can make a difference.

Before contacting us we would strongly suggest that you read the following ‘important notice’ re ownership and authority to let.

IMPORTANT NOTICE

Please note that Apex Lettings Ltd can not act as an agent for any property where full authority to let has not been obtained. Prospective landlords who wholly own a property will be required to produce up to date proof of ownership together with written consent from all joint owners (or third parties with a financial interest in the property) prior to being accepted. Any financial arrangements which are made prior to, or subsequent to, our engagement as agent, and which impinge on the property must be declared. (i.e. a secured loan where the property is put up as security etc)

Where properties, which are subject to a mortgage (regular or buy to let) the owner/s must provide proof that they are at liberty to let the property out. In the case of ‘buy to let’ proof of such a mortgage is usually sufficient. However, in both cases we will require proof that any mortgage is not ‘in default’ and is paid up to date.
